7 STEPS TO ACCURATELY PRICING YOUR HOME: Make sure you see last component! Comps are a key component of both buying and selling real estate. They can prevent you from overpaying for a property you are buying or help you determine a realistic sales price for a home you are selling.
1. CLOSE PROXIMITY: an appraiser would consider sold statistics within a certain radius of the subject property. Those that are within the same neighborhood, apples to apples (same model) are weighed heaviest.
2. RECENT TIME FRAME OF SALE: Appraisers generally try to emphasize the last three to six months of comparable sales. However, in this shifted market, you'll want to compare homes that sold within the last 30 days. Just because a home will appraise, doesn't mean the buyers at that time find value...
3.COMPARE SIMILAR SQUARE FOOTAGES: when possible, you should compare homes with the same model in the same neighborhood. If that's not an option, compare homes within 10% of your subject property's square footage.
4.SIMILAR AGE & CONSTRUCTION: to generate an accurate comparison, sales should be of homes that are analogous in style, age, and attractiveness.
5.COMPARABLE LOT SIZES: land possesses lasting value, so comparisons shouldn't analyze significantly different lot sizes. The usefulness, practicality, and desirability of the lot will also impact its value. Example: Lot on a busy street vs one in a cul-de-sac.
6.SIMILAR CONDITION: a stripped home owned by a bank, missing its appliances and with faulty plumbing, is worth much less than a turnkey home, updated with new appliances, carpeting and paint. It's best to find the exact or similar models in the neighborhood in order to compare.
7.LAST BUT CERTAINLY NOT THE LEAST: Appraised value and assessed value are not the same as "market value," so choose an agent who knows the market and what buyers want.

Sometimes this is how it feels! #realtorlife 😂 No, but for real, I’ve actually had some pretty exciting wins during the first half of this crazy year in the market -- winning in 6 different multiple offer situations. When we are in a seller’s market, a win is getting the house!!

The way your real estate agent communicates with the listing agent has a giant impact on the overall success of the transaction.
The goal is always to shoot for a win-win situation and leave everyone feeling good after the transaction closes!
A big tip if you’re looking to buy or sell a home: ask the realtors you’re interviewing to share about their communication process, how they negotiate, and even see if they can share examples of ways they have created great outcomes for their clients by collaborating and compromising to get to that win-win situation!
This is the number one thing that buyers neglect to do, and it can save them TIME and thousands in their home purchase just by having the right agent in their corner.

FEBRUARY MARKET UPDATE: FRESH OFF THE PRESS! The average monthly inventory in Fairfax, Ashburn, Aldie, Arlington, Alexandria, McLean, and Alexandria is down an average of 54.3% since the same time last year, and prices are up an average of 7.7% in these areas. 🤯 It's incredibly intense and hard to explain since I'm on the ground with my hands in the market each day.
Here's what we are doing for our clients in these conditions:
Buyers are understandably wary of entering the market. It's not fun having really great offers rejected due to competition, and the rising prices is a tough pill to swallow. That's why we help them do the math on what makes sense for a great investment today, that will hold up for the long run too. To do this well, I love meeting with my buyers well before they *think* they will be making a move so we all have adequate time to prepare. Planning = success!
Additionally, I am spending hours searching for off-market properties in neighborhoods they desire to be in, connecting with owners in case they are thinking about selling but haven't gotten that far yet. I've had great success in this area finding off market deals for my buyers. Everyone wins - no emotional bidding wars, and sellers get a "bird in the hand."
Sellers are usually afraid of where they are going to go after their home sells. Since I'm uniquely experienced in this situation (having worked with several this year already, as a matter of fact 🤩 ), I with my sellers to come up with really great ways to purchase their home first, then negotiate favorable terms on their sale so they have plenty of time to stay in their original home while waiting for the new one to close. We are seeing rent backs on both sides of every transaction to make sure both families don't wind up homeless or have to carry two mortgages. This process is strategically planned, and the market always lets us "ride the roller coaster" which means I'm on my toes and giving lots of communication, and rolling

#1) the ambiance - it's open, airy, and has an industrial feel. The lighting is perfect, and it induces a good time, b/c you can be loud, and it won't disrupt your neighbor as it spans 6000 SF
#2 their curated and easy to choose from 1-page menu!
We dined on:
🧀 Their epic charcuterie board 🍹 Craft cocktails
🐙 Smoked octopus, and cheesy 🤯 Polenta tempertots
#3 The staff members and management were super gracious and helpful.
#4 BONUS their patrons (eye candy) were drool worthy! 💋

This week was a tough one. So, we booked a last minute beach 🏖 getaway! Self-care is soooooooooo important!
As a realtor, mother, daughter, friend and more I wear MANY hats! It can be exhausting, but I LOVE this life of mine.
Everyday I wake up with gratitude in my heart, but at times you NEED to rest.
My batteries needed a recharge 🔋 One thing I’ve learned in the past few years, you need to learn when to rest.
Burnout is a real thing and in order to be the best me I can be, I take self-care seriously!!
So, this weekend I encourage you, take some time for yourself. Whether it is meditating for 5 minutes, getting a massage, or taking a nap, please take care of yourself!!
