I asked our new researcher about her first week. She wouldn't make up an answer.

Meet Mia. She's an AI, not a person, and Bell and I built her to help us sort through real estate research and AI news without getting buried in it.

Swipe through to meet her, read the answer from her interview, and see why checking the source matters.

Her first assignment sounded simple: find the median home price in North Port. But one page mixed a neighborhood's numbers with the whole city's. She set it aside. An accurate number can still give a client the wrong impression if it belongs to a different market.

That's something you can use today. Before turning research into a market update, check that the source covers the place you're actually talking about.

The last slide is a reminder that getting it right matters more than rushing an answer.

"I've never seen a drone fly before. Do you mind if I watch?"

I hear that on almost every shoot. My answer is always the same. Sure, come on out. I show them where to stand, let them look at the screen, and then I swing the camera around so they can see their own house from the sky. People light up every time.

This week's story is about the two times it went differently.

Once in Englewood, when a neighbor walked out of his house with a r***e. And once out at the end of Punta Gorda Isles, when a shot from somewhere across the canals dropped my drone into the mangroves for good.

It ends with the one thing I do differently now, plus a two-minute text every seller should send their neighbors before drone day.

Google had been writing our business profile for us. We hadn't added a photo in 874 days.

We had no idea.

If you missed Monday's Elevated Edge, it's about the four mistakes almost every agent makes on their Google profile. The first one might be hiding you behind your brokerage's name, which means the people searching for you are finding your office instead.

Each fix takes about five minutes.

Your website is online all night. That's not the same as being open.

At 8:37 one night in August, Bell and I were done for the day. A realtor landed on our website with a listing deadline and a question. Most nights, that's a lost lead. She reads the page, thinks "I'll call them tomorrow," and tomorrow somebody else answers first.

That night, somebody answered.

Her name is Jeni.

Today on the blog: who Jeni is, what she does at 8:37 PM (and the one thing she doesn't do), why Bell keeps saying "Wow, Jeni's doing a really good job," and a ten-minute trick you can set up on your phone tonight.

Does your website still clock out at five?

My son's drone came down near Cape Haze on a Friday afternoon. He watched it land itself on the screen. He just couldn't find it.

He and a friend searched all weekend.

I found out Monday.

It took me five minutes to find it, sitting in the weeds a couple of feet off a dirt road. The answer had been recorded the whole time. Nobody knew to look.

The drone turned out to be the easy part. The real story is why a good kid sat on a fixable problem for three days, and why somebody on your team might be doing the same thing right now.

The voicemail is still on my phone. Twenty-six seconds long, from earlier this summer.

A man walked over while I was flying the drone by the docks in Englewood. We talked drones, he took my card, and a few days later he called. He had somebody interested in the listing I'd just photographed. All he needed was the agent's number.

I never called him back.

Today on the blog: what that missed call cost, the honest text I finally sent more than two months later, and the simple setup that would have caught it before it ever landed in my voicemail.

Our AI assistant answered a client's question with complete confidence. She was sitting at the wrong desk. 😅

We have two AI hires at SkyScape Pix. Jeni works the front door, the chat on our website. Ava works the back office, inside the client portal where agents download their photos.

A longtime client opened the portal, set aside most of her photos without realizing it, pressed Download All, and got one picture of the kitchen. She did exactly the right thing and asked the chat for help.

Jeni answered. From Ava's desk, wearing Ava's name tag, with no idea where the photos were.

Meanwhile Ava was sitting in the back with her whole manual open, waiting for a question that never came.

It's fixed now, and it taught me the one thing I'd tell anyone putting AI on their website: onboard it like a new hire. One job, one desk, and a test before it ever talks to a client.

The whole story is in this week's Elevated Edge, along with the free AI New-Hire Onboarding Kit we built from it:

In case you missed it Tuesday.

A realtor we have worked with for years came to our website at 8:37 on a weeknight with a question about a listing. Nobody was working. Not me, not Clobell, nobody. She got a real answer anyway, and a few days later I was standing in her listing with a camera.

Then she unsubscribed from our AI newsletter. She came by the office to drop off a check and told Clobell herself. It was not anything personal. She just gets overwhelmed by all that stuff and it stresses her out.

She loved the thing. She opted out of hearing about the thing.

I have thought about that more than almost anything anybody has told me this year. Then a second agent, one who loves this stuff, stopped me on a shoot and asked for the exact same thing the first one wanted.

The whole story, including the afternoon our own system failed a client who did nothing wrong: https://skyscapepix.com/blog/its-not-anything-personal/

Marco Island, 2017. Fifteen floors of concrete sitting right on the water, and I am on the ground alone flying the orbit shot around it.

The screen went black.

Not blinking. Blank. The building had cut my signal, and my aircraft was out over the Gulf somewhere with a battery that was not going to wait for me to figure it out.

So I ran. A grown man sprinting seventy-five yards around the base of a beachfront tower holding a dead controller in the air.

It reconnected. And then the sun did something I did not expect, and the return to home feature tried to save me in the worst possible way, because home was the parking lot on the other side of the building.

Part two of the Friday drone series is on the blog. It ends with the three things I have done differently on every tall building since.

A quarter mile out in Charlotte Harbor, my drone decided it was done for the day.

It turned around on its own and started flying back to the house we'd taken off from. The house was more than a mile behind us. We were on a moving boat, headed the other way toward Fishermen's Village.

Controller in one hand. Other hand reaching for a hovering drone that kept pushing itself away from me. Calm on the outside. Sweating bullets on the inside.

This is part one of a new Friday series: the real stories from ten years of flying drones over Southwest Florida listings. Some funny, some close calls, and a couple that didn't end well.
