On the Twelfth Day of Christmas Restoration….
The kitchen is the heart of the home!
It was the last room in The Lincoln house to be restored.
We lived and worked in the house for 8 months with the existing kitchen.
Kitchens are the most expensive room to restore. They are also the most challenging for many reasons.
It is now my favorite room.

On the Eleventh Day of Christmas Renovation…
The study and sunroom are connected by French doors.
Located off the family room and front porch, the sunroom has 8 sets of windows and a huge set of glass doors leading to the front porch.
The renovation to the study was minimal. Paint and minor water damage made this room a one day fix. The sunroom was a different story.
When you start working water damage, you have no idea where it will lead you. Steve worked for weeks restoring the frame of this room that was destroyed by the water from the malfunctioning roof and failed gutter. You could take your hand and push away the rotted wood. No tools needed.
When this house was built, every board was cut to the specific size needed. Replacing a 2x4 from the 1890-1900s can not be bought at your local lumber yard. Every board had to be cut to actual size. The window sills were extremely difficult to replace.
We spend most of our down time in this room often remembering the ruin that was once her story.

Kitchen and Baths pose the biggest challenges in restoration.
Any time you are working with water, things get challenging.
The Lincoln House has 3 full bathrooms on the second floor and a powder room on the main floor.
Here is a tip, replace EVERYTHING at once. We have tried to save money by leaving faucets, toilets and other items only to have to go back and replace them.

It is not uncommon for the upstairs to need less renovation than the downstairs.
The upstairs needed less work than any other area.
The second floor or commonly called “sleeping quarters” host 6 bedrooms and the sleeping porch.

On the Eighth Day of Christmas Renovation…
The Lincoln House has three staircases.
Each one is very different and served different purposes.
Staircases are my lease favorite areas to renovate. They are cramped spaces that require lots of hand sanding and pulling old staples for days.
It is slow and tedious work but the reward is always worth it.

On the fourth day of Christmas…
The receiving room or living room is 20x12. The restoration was one of the easiset in the entire house. Its location kept it protected from the elements.
One thing I learned is to pull the drapes back and look for the damage on the wood. When demo is completed, you asses the damage and celebrate the new discovery. In this room, we learned that all the wood that was painted white in 1950 is actually mahogany 💕
