Waiting for rates to drop in Denver?

So is everyone else.

That's the problem.

When rates come down, buyers flood back in. More offers. More competition. More feeding frenzy, less list price.

I just watched a Denver property get $30K over asking. Rates haven't even moved much yet.

Right now sellers who actually have to sell are your leverage. Negotiate the price. Negotiate a rate buydown. Refinance later when it makes sense.

Waiting on the sidelines isn't a strategy. It's a crowd.

Want a plan instead of a guess? DM me.

A seven-figure lifestyle goes beyond earnings. It comes down to how you choose to live each day.

For me that looks like asking myself the real questions. Did I get my body moving? Did I carve out stillness? Did I take care of myself before showing up for everyone else?

That right there is the foundation that lets me serve my clients at the absolute highest level.

What does your version of a seven-figure day actually look like?

Drop it in the comments or send me a DM. I would love to hear from you.

Not getting showings in the first two weeks? That’s your market talking *loudly*.

If your home isn’t seeing activity, it’s not time to panic; it’s time to pivot. A strategic plan and clear expectations from day one make all the difference in a price-sensitive market like this one.

When we work together, we talk numbers, timelines, and traction proactively, before there's a problem.

Ready to sell smart? DM me “strategy” and let’s talk about how to get your home sold in today’s market.

100 calls means nothing if nobody picked up.

One of my biggest prospecting shifts was tracking contacts, not dials.

It takes me about 17 real conversations to get to an appointment.

So I have a little checkmark on my desk every single day. Every time someone picks up, I mark it off.

At 15 I keep pushing. Because my appointment is sitting right on the other side of that 17.

Some days it does not come. Bad prospecting days happen.

But you do that every day for two years and you build 86 transactions. Walk away after one bad day and you leave most of them on the table.

Repetition is the whole strategy.

If you want an agent who actually works a plan, let's talk.

If I had to pick one spot to park myself and work all day, Mango Tree Coffee would be it.

The handcrafted espresso and cozy atmosphere make every location worth a visit. Have you been?

Drop your go-to order or favorite spot in the comments, or DM me and we can swap Denver coffee recs.

Perfect one before you try the next one.

That is the advice nobody gives you when you are thinking about doing both real estate and lending at the same time.

Both take real time. Both have real depth. Try to learn them at once and you will feel murky in both.

Get comfortable enough in one that you can have a real conversation about it. Then add the next.

That is how you actually build the skill, not just the title.

Thinking about how your background could work in real estate? Let's talk.

A lot of homeowners are still basing their asking price on old data or the frenzy of the pandemic market.
But your home is truly worth what today's buyers are willing to pay for it. I help my clients look at local comps, current market trends, and what's actually moving right now so nothing catches them off guard.

Curious about what your home is realistically worth?

Comment "VALUE" or DM me for a free pricing breakdown.

This work goes far beyond paperwork and property tours. It's about guiding families back to each other and making room for the moments that truly count. One client once shared that I helped bring their mother home, and I carry that with me every day.

What would it mean to you to live closer to someone you love? Comment below or DM me your story.

Life has a funny way of pushing us in directions we never planned for, and I'm living proof that rebuilding in your 30s can turn out to be the greatest gift. Two years ago I had no idea what was coming next, but today I'm stepping into a brand new chapter with more focus, resilience, and purpose than ever before.

What's the biggest life lesson you've picked up along the way? Comment below or DM me I'd love to hear yours.
