In July 2020, when international travel came to a standstill, I had the opportunity to host two Facebook Live sessions with Edge, a Perth-based property developer, introducing Perth's property market and investment opportunities to Malaysian buyers and investors.
It was an interesting experience.

We couldn't bring Malaysian investors to Perth.
So we brought Perth to Malaysia.

Through the online sessions, we discussed Perth's property market, its growth opportunities and what Malaysian investors should consider when looking at property in Australia.

Looking back, the experience reminded me of something I've always believed:

Property is not just about selling a project.
It's about understanding the market, understanding the buyer, and being able to communicate the opportunity in a way that makes sense to them.

My background across banking, investment, mortgages and property has allowed me to work across different sides of that equation — from financing and investment considerations to property and commercial strategy.

Different market.
Different buyer.

Same principle:
Understand the opportunity. Understand the buyer. Then connect the two.

What if buying property started with questions, not projects?

Most buyers start with a property.

They see the location, the price, the show unit, the facilities — and then ask, “Is this a good property?”

But perhaps the better question is:

“Is this the right property for me?”

That simple shift can change the entire property-buying journey.

This is the thinking behind my Property Discovery System™ (PDS) — helping buyers discover, evaluate and understand a property before making the decision.

And I believe this can also create a better conversation between buyers and developers.

Price and Value are not always the same.

This surprises many people.

Imagine buying a property for RM800,000.

When the bank sends a valuer to assess it, the valuation comes back at RM750,000.

How is that possible?

Was the property overpriced?

Or is there something about property valuation that many of us don't understand?

Don’t compete with AI on how fast you can make something

Good morning, everyone.

This morning, I found myself thinking about something from 18 years ago.

Back then, standing in front of just five people was enough to make me nervous. I would stammer through almost every sentence, wondering if I was even meant to be a speaker.

The truth is, I wasn't a natural.

I couldn't afford expensive public speaking courses, so I made a promise to myself instead:

Never turn down an opportunity to speak.

Every seminar...
Every presentation...
Every audience...

I learned something. I improved a little.

One step at a time.

Today, I've had the privilege of speaking to audiences of more than 2,000 people.

Looking back, the biggest obstacle wasn't my fear.

It was the temptation to give up.

If you're struggling with something today, don't let where you are decide where you'll end up.

Keep showing up.
Keep learning.
Keep going.

Because nothing worthwhile comes easy—but every small step counts.

Met up with Dato’ Seri Kuvena Raju from Jordan Lee & Jaafar. A humble man. The last we met was at least 25 years ago when I was working in Standard Chartered. A lot to learn from him after so many years in property and valuation. We chatted for at least 2 hours. I invited him to my monthly Property Circle webinar forum. So happy that he accepted.
