As Seremban Two - S2 continues to mature beyond its established township core, its commercial landscape is evolving to meet the needs of a growing residential population.

Reflecting this shift, IJM Land has commenced the vacant possession handover for Phase 1 of Nexus, marking the completion of a major commercial hub comprising freehold lifestyle shop offices strategically positioned to serve the expanding communities of S2 Heights and S2 Heights Aman. The milestone reflects the township’s continued commercial evolution, where businesses, services and daily conveniences are brought closer to emerging residential neighbourhoods.

The broader freehold Nexus master plan spans approximately 25 acres, with a combined Gross Development Value (GDV) of RM385 million and 207 units in total. The current handover focuses on Phase 1, which spans 21.42 acres with a GDV of RM300 million and comprises 166 lifestyle shop offices. To date, Nexus has achieved an overall take-up rate of 85%, signalling strong confidence in a freehold commercial development supported by an established township, a growing residential catchment and sustained day-to-day demand.

The completion of Nexus Phase 1 follows the recent handover of IKON @ Centrio and underscores IJM Land’s ongoing efforts to strengthen and diversify the commercial ecosystem across the wider Seremban 2 township. As residential precincts continue to expand outward, Nexus is expected to support business activity while enhancing convenience and accessibility for surrounding communities.
