A vast, multi-unit industrial site set within a former laundrette, just minutes from London Bridge. Split across three interconnected units, the venue delivers a layered, immersive environment.

Unit 29 forms the core of the venue: a striking warehouse with pitched ceilings, skylights (blackout optional), and drive-in access. At AAE, we work with a lot of creatives looking for the perfect location for their next production, helping them cut out the stress of scouting the backdrop to their project.

We’ve selected a few of our favourite studio spaces with real character, for those of you looking for somewhere to shoot your next collection, film, or portfolio. Some of these places allow for intimate gatherings too- think workshops, talks, or screenings.

Bean Studio 3, Hackney

A compact studio space that leans into a more intimate atmosphere, designed as much for creative expression as it is for connection. Exposed beams, painted block walls and raw concrete are layered with warm-toned textiles, rugs, and plants.

A sculptural mezzanine and reclaimed spiral staircase add depth, while vintage furniture on wheels allows the space to be easily reconfigured. It’s fully equipped for productions and small-scale events, with a PA system, soundproofing for recording, and even a tea bar.

A vintage-style studio set within a former textile factory, offering a layered, character-driven space designed for both shoots and events. The interior leans heavily into its industrial past- aged brickwork and distressed wooden floors create a raw, cinematic backdrop.

Large factory windows wrap the perimeter, flooding the studio with soft natural light that enhances the warm tones of the materials, while blackout curtains allow for full control when needed.
