There was a lot of sadness when the previous incarnation of the OB closed its doors, but we have some exciting news!
We are so happy to see this sleeping giant awaken once again and wish Jess Steele and her wonderful team all the luck and support. They have taken on a massive project, and we hope that the community embraces this new undertaking with open arms.

It’s taken a little bit longer than planned, but we are thrilled to bits to be announcing that we have EXCHANGED CONTRACTS on the Observer Building and will be holding the KEYS IN OUR HANDS on 13th February!
The building's development will be a stretching and long term undertaking for our team, but our tried and tested, locally rooted model of development is possibly the only viable way to rescue the beautiful space from cycles of resale and dereliction and realise its benefit locally.
We bought Rock House with just £80k left in the pot to renovate the building, and we now have a thriving mixed use space home to 43 businesses and 88 fantastic tenants, and an uplift in value of £1.3 million! Our approach to the Observer Building will be much the same - phased over years, with grants being sought along the way and the spaces within evolving with the people who occupy them.
The bigger picture is that we’re adding the Observer Building to a growing ecosystem of community-led spaces being developed in the White Rock neighbourhood. This includes 39 Cambridge Road, 12 Claremont, Rock House and the Alley through alliances with Heart of Hastings CLT, Project ArtWorks and the Alley Association. Through these connections, we strengthen and share the benefits of capped rent and locally rooted development across the neighbourhood. So more news to come on that!
