Money Is Always Playing Hide And Seek !!!

I spoke to many investors. I cant put a number to this. Its almost countless.
A very common complaint is that their property is not giving them much income after many years. It used to puzzle me. I was like them.
But after some incidents, I learnt one valuable lesson. Now, when someone tells me a similar experience, I will ask them for a few numerical facts, and I know their blindspots.
Let me explain a little. If you don’t understand, please ask in the Comment Box below. I read all the comments and reply.
Money is always playing hide and seek. Its like finding where the fishes are hiding. If can catch one, don’t move to another spot. Just keep fishing that spot until the rod stop flexing (indicating the fishes are no longer interested in your bait). Many fisherman knows this.
However, in properties, many people would make money in one property and then go on to buy another property in another place, only to lose all the money.
I have been seeing the same patterns for a very long time.
Let me share a true example …
Many years ago, I bought one low-price industrial property in woodlands. This property is located in some hard to find places in Singapore.
In all my life till then, I have never been to this part of Singapore.
Anyway, the numbers seem correct. And I swiftly bought it at $250K. A few years later, I sold it for $380K. My cash upfront is like $50K for 20% downpayment and a bit more for the paperwork and taxes.
The same tenant has been in the same unit for more than 10 years. Thus, I spent $0 on reno and repairs.
Every month, I would pocket $1K after paying more the bank loans, MCST and Govt Tax.
During the few years on owning this pty, there was no telephone calls on toilet issues, TV , washing machine faulty or noisy neighbours . None. Zero call. Money keeps flowing in every month.

Very attractive ROI aka return on investment.
I thought it was easy, so I took the money and went overseas to buy five residential condo. Every unit lost money.

I returned back to Woodlands and bought another small factory in the same building at $400K. Few years later, I sold it at more than $500K.
AND I MAKE MONEY AGAIN.

Yesterday i was very fortunate to be interviewed by Teacher Clinton.

Sometimes, i will take a bus and go anywhere. I love day dreaming and also watching the scenary.
I also enjoyed being rocked to sleep like my poly days.
I took a bus today. Behind me were a mother and young child.
Mum told kiddo " Son, behind every successful man is a successful woman."
For a moment, there was no sound.
And then suddenly the boy asked " Mom, then behind every struggling man is a struggling woman??? "
Mom laughed and then asked the son " you are cheeky boy, what makes you say that ??? "
Son quickly replied "becos Dad often told he that he could not come home early to play with me because he is always outside working and struggling to pay the bills !".
The couple remained quiet until i reached Bedok. This is one bus ride that is too short for me.

Filial Piety Applied Wrongly That Made Me Guilty For Many Years.

I completely idolised my Dad. And more so, when I worked with him during my school holidays.
Since Primary School, I spend holidays working with my Dad in the shipyards by the river near National Stadium.
I saw how he sealed a hole in the ship when no one else can. My hero Dad did it with a welding tool taped to a broom stick. He sealed the hole with feelings instead of seeing. I saw everyone applaused in amazement. So did i.
I also saw how he led his workers to fight for their rights when they are being treated unfairly.
When I joined the workforce as a regional salesman, I always buy ci******es (duty free) from the duty free shops in Changi Airport and gave to him.
I have also given my Dad a Dupont Lighter.
When my Dad became older, he fell sick becos of the harmful effects of smoking and eventually he passed on.
Ever since his Doctor told me that his life would be shorten becos of smoking, I feel very guilty … even though that was long ago, I still feel ashamed today.
I did not thought I was “killing” him by giving him what he loved most to do. This is really being filial in the wrong way.
Since then, whenever I see this kind of signages, I would pause, sigh and quietly said “Dad, I am sorry”.
I am now more careful with gifts for my Mother and loved ones. Its best to give them attention and gifts like birds nest, cordyceps.

[[ AS I WAS GIVEN WRONG ADVICE .... ]]
Learn, Unlearn, Relearn..................................................................................
As i showed many participants how an average HDB owner can one to three $300K commercial factories AND make big improvements to their lives, with the excess rental income (true passive income) , they naturally had many questions to ask.
People usually asked ... if the deal is good, agents will buy them ; the place must be lousy if the price so cheap ; no swimming pool no one will rent ; lease so short, i die already cannot pass on to family ; i dont want to borrow money and be slave to the banks ; there is no good deals around ; where got sellers so stupid ???
As i thought about their comments this morning, i realised that i have heard all these comments before. People older than me, had told me all these before when i was a child. These comments are so wrong. And this is why many people are poor.
As i grew up in a rental flat, almost every family struggled to make ends meet. And these adults, who were struggling with money, would teach me (a young child to teenager) how to manage money. Talk about learning how to swim from a non-swimmer.
As i was conditioned that wisdom comes with age, i took all these limiting mindset as gospel truth at that time.
As such, my life from young till 40s was ALL about meeting ends meet. You can imagine the hardships i inflicted on myself and unknowingly let my loved ones suffered with me.
As i was so sick with my lifestyle, i stumbled about books on investing and conversations with millionaires.
As i read more and more books, i was able to overwrite these terrible mindsets that have been keeping me poor. New mindsets started to take over and i saw my money working very hard and most importantly, growing.
As i was told many unverified stories on people losing life savings, i started by using very little money to own the smallest industrial property in woodlands, a place where i have not been before.
As my tenants paid for renovation and rents on time, i slowly grew to like these dull, boring, dusty, noisy properties.
As i started to have more money left in the banks each month, my confidence grows and i started to own a few more small properties like these.
As i put my money to work hard they grow very fast.
As i saw my little capital grew to seven digits after a few years, i become more confident.
As i was un-guided at that time, i made some mistakes by buying properties based on poor advice. Even then, i did not lose money. I just made lesser money.
As my bank accounts grow, i spent more money learning from real teachers, not pretenders. My IOS is constantly updated and my wealth will compound even faster.
As the countries in Middle East is still firing missles at each other, oil will become more expensive and hence we need more money to pay for food and the usual expenses.
As inflation rises, rents also rise. Landlords, i have found, are in many ways shielded from Inflation.
As i collect more rents, i am able to pay off the bank loans faster.
As i learnt and experienced all these throughout the last 5 decades, i can now see clearly the true advantage of being a Landlord in commercial properties.
As i teach more students, i also learnt from them.
As they grow their wealth and live better lives, i am so inspired by them.
As i do more, i want to do even more.

[[ PERSPECTIVE IS VERY IMPORTANT !!! ]]
I was with my Mentor the other day in a beautiful hotel.
We had an enjoyable lunch and was waiting for the lift when he asked me , "Marko, what's that pile of s**t on the floor ???"
I looked where he was pointing and it sure looked like a pile of mud left by contractors.

When we got to ground floor, what we saw stunned us.
It was a beautifully crafted statue. Please look at photo B.
We both laughed and first word that came into our minds was "perspective".
Few days later, i was admiring my plants when the same thoughts came back.
That episode at the beautiful hotel reminded me of my life journey .....
For many years, my wife and i have been buying commercial properties and renting them out. Sometimes we will sell them when someone offered to buy them at our prices.
However, many friends laughed at us along the way. They looked at our properties and called us junk collectors. These friends would queue up in showflats and buy sexy properties like Condo with pool equipped with aqua gym machines and sexy addresses.
While they struggle with renting out and selling, our "junk" properties are sending money to our banks every month on time.
While they engaged designers and spent $100K on decorating the houses, we were spending not more that $2K to spruce up our cashcows usually.
While my friends worried about their expat tenants being retrenched these days, i know my tenants will pay on time regardless of the job market. For example, one tenant was paying me $6.5K to use my warehouse to store about $200K of paints in the shop. I am not worried about him running away as every properties will require paint at some time of their life.
My friends on the other hand are always worried about a $4K tenant damaging his $50K worth of appliances and furnitures.
Its thru these non-sexy properties that we found ways to improve our lives.
However, the sexy condo gave my friends a lot of chances to boast their self-worth.
No good, no bad, no right, no wrong.
With these Cashcow properties, we have since stopped complaining about the rising prices of everyday items including petrol.
Like the famous saying goes ... one man's meat is another man's poison.
No one is right or wrong, good or bad here.
I am happy that my friends found happiness in laughing at me and investing in properties that need more capital to dress up and being the servant of their Tenants. On the other hand, Jill and i would happily use their reno capital to buy another commercial unit.
For Jill and i , we appreciate the fact that our tenants rarely call us like once every three years. And our tenants understand the costs of doing business and are willing to accept rises in rents according to inflations.
