Foreign direct investment into the Dominican Republic has grown substantially over the past three years. That data point gets shared often. What gets discussed far less is what it actually means for buyers who are evaluating the market right now.

Let me give you the implication clearly.

When institutional capital enters an emerging Caribbean market it moves in a predictable sequence. First come the early-positioned individual buyers who identified the fundamentals before the story was widely told. Then come the regional funds and family offices who see what the early buyers are doing. Then come the global institutions who follow the funds. Each wave reprices the asset base upward and compresses the yield available to the next wave.

The Dominican Republic is between the first and second wave right now. I can see it in the buyer profiles I am working with. Eighteen months ago the typical buyer I spoke with was a North American or European individual motivated by lifestyle and a desire to diversify. Today I am fielding inquiries from family offices, from investors with portfolios in multiple international markets, and from buyers who reference yield comparisons to Bali, Portugal, and Mexico before they ask a single lifestyle question.

That shift in buyer sophistication is one of the clearest signals I track.

Individual buyers who move now are getting ahead of institutional repricing. Buyers who wait for the story to become mainstream will pay the premium that early buyers captured.

The data is not hype. It is a timeline. And the timeline is moving faster than most people watching from the outside realize.

Four of them impressed me at varying levels. One of them concerned me enough that I would not send a client there regardless of the commission.

The four that earned my confidence shared common characteristics. Active construction with visible progress since my last visit. On-site project managers who could answer specific questions about delivery timelines without consulting a script. Transparent sales teams who volunteered information about phase completion percentages without being asked. And developer track records I have personally verified through previous buyers.

One of those four has a waitlist now. Not because of marketing. Because past buyers referred new buyers based on their own experience.

The one that concerned me had the most impressive showroom I have seen in this market in years. Architectural renderings that were genuinely beautiful. A location that would photograph well. And a development team that deflected every specific question about the developer's previous projects with a pivot back to the amenity package.

That deflection pattern is something I have learned to recognize immediately. Strong developers answer hard questions directly. They have the receipts. They want you to verify their track record because it is their strongest selling point.

If a developer cannot tell you clearly and specifically about their last completed project, that is information.

The Dominican Republic has extraordinary opportunities right now. It also has projects that will test the patience and capital of unprepared buyers. Knowing the difference requires being here.

The biggest mistake foreign buyers make in the Dominican Republic does not happen at closing. 𝗜𝘁 𝗵𝗮𝗽𝗽𝗲𝗻𝘀 𝗶𝗻 𝘁𝗵𝗲 𝗳𝗶𝗿𝘀𝘁 𝟭𝟬 𝗺𝗶𝗻𝘂𝘁𝗲𝘀 𝗼𝗳 𝗮 𝗽𝗿𝗼𝗽𝗲𝗿𝘁𝘆 𝘁𝗼𝘂𝗿.

They fall in love with the unit.

The finishes. The ocean view. The rooftop amenity. The projected rental income on the glossy one-page sheet the sales agent hands them. And from that moment forward every piece of due diligence they do is unconsciously designed to justify the purchase they have already decided to make emotionally.

I have seen this cost buyers tens of thousands of dollars. Not because the unit was bad. But because the developer was weak.

In this market the developer IS the investment. A beautiful unit from an undercapitalized developer can sit unfinished for two years while your deposit earns nothing and your attorney sends increasingly unanswered emails. I have watched it happen to buyers who were sophisticated in every other area of their financial lives.

I have also watched clients receive keys on time, start generating rental income immediately, and watch the asset appreciate 25 percent before the building next door even broke ground. The difference in those two outcomes was not the unit. It was the developer.

Before you fall in love with a floor plan, ask me two questions. Has this developer delivered a comparable project on time in the last five years? And can I speak to someone who bought in that previous project?

If the answer to either question is unclear, we need to talk before you do anything else.
